πŸ” How Property Taxes Are Determined

1. Property Value (Assessor’s Office)
Every property in Wahkiakum County is valued by the County Assessor at 100% of its fair market value as of January 1 each year.

  • Physical inspections occur at least once every six years.

  • Annual statistical updates ensure assessed values stay current.

  • Certain properties—such as government, nonprofit, and church-owned parcels—may be exempt.

  • Seniors and people with disabilities may qualify for a property tax exemption or deferral. Please contact the Assessor’s Office for details. (360) 795-3791

2. Setting Tax Rates (Levy Process)
Each taxing district—such as the County, school, fire, or port district—adopts a budget for the coming year. The total amount requested by all districts determines the overall tax rate, also called a levy rate.

  • Most local districts may increase their regular levies by no more than 1% per year, unless voters approve a higher amount.

  • The total levy rate in most areas cannot exceed $10 per $1,000 of assessed value.


πŸ’° Paying Your Property Taxes

Tax Statements:
Property tax statements are mailed in February of each year.

Due Dates:

  • First half: April 30

  • Second half: October 31

Payments can be made by mail, in person at the Treasurer’s Office, or online (if available).

Late Payments:
If payments are late, interest and penalties will be added as required by state law:

  • 0.75% interest per month on unpaid balances - Residential 

  • 3% penalty added June 1 - Non-Residential 

  • Additional 8% penalty added December 1 - Non-Residential 


βš–οΈ Delinquent Taxes and Foreclosure

If property taxes remain unpaid for three years, the property becomes subject to tax foreclosure. The County Treasurer is required by law to conduct an annual foreclosure sale, with proceeds applied to the unpaid taxes, interest, penalties, and costs.


πŸ›οΈ Where Your Tax Dollars Go

The Treasurer collects all property taxes and distributes them each month to the appropriate local taxing districts, including:

  • County general and road funds

  • Local schools

  • Fire, cemetery, and port districts

  • State school fund

Each dollar you pay supports essential services that benefit the entire community.
